Pre-purchase property drainage survey
Whether you are buying a residential home, commercial property or any other type of property, we strongly advise a pre-purchase drainage survey is carried out prior to exchange of contracts. Many lenders will also request that you have one carried out before they make a mortgage offer. The survey will provide you with a visual as well as a written report of the structure of the drainage system as subsequently rectifying structurally defective drains can be expensive.
Many people assume that this service is included in the roperty valuation carried out by the lender or in the homebuyers report. The valuation carried out by the lender is for their purposes only. |
Even if you instruct a surveyor to carry out a full building survey, the surveyor cannot be certain about a particular defect and may recommend further investigations to be carried out by a qualified company who has specialist CCTV equipment. Therefore, the onus is on the buyer to have the relevant surveys carried out including a drainage survey.
If you buy a property and have not had the drains properly surveyed with a CCTV report, your insurance company may be reluctant to pay for any repair works that may be required. You are responsible for the drains running from your property up to the point your drain enters themain sewer including under the pavements and roadways. |
